The LPS Hayward project is funded with Proposition 51 tax-exempt bonds and DSA approval and public procurement requirements apply.  Campus was selected to bring the savings found on private projects to the district environment and design-build procurement is being utilized to for selection of the project team.  It was our thesis that utilizing a hybrid design-build where builder utilizes MEP subcontractors for design would mirror our process on private projects and allow for cost effective delivery of a tilt-up school project.  We were successful and were able to bring in hard costs at $479 per square foot in an environment where costs are typically north of $700 per square foot.  We were able to reduce the GMP by $2.24M (9%) in the 6 weeks preceding signing a GMP through a combination of bidding, design refinements, and minor scope cuts.  The overall reduction in cost allowed for the addition of a full gymnasium to a project that only had funding for a small multi-purpose room.
